The Hidden Village Apartments FAQ:

What should I know before my son/daughter chooses a new apartment home?

A lease is a basic agreement between your child and the owner of the community. The lease is legally binding and enforceable through the legal system. If they choose to move out before the end of the lease terms, the resident could still be responsible to pay the remainder of the lease agreement or agreed upon amount.

What deposits are required?

Depending on the floorplan chosen a $500 (Tranquility), $600 (Serenity), or $700 (Harmony) may be required. This deposit could be waived if a resident meets the minimum credit and income requirements or if a guarantor that met these requirements also signed for the resident.

Note: If resident fails to make payments on the apartment, the guarantor will be responsible to provide those payments. Deposits will be refunded after final inspections are completed with no damages to apartment or furnishings.

Is renters insurance required?

No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. TCC doesn’t not promote any specific insurance coverage company to use.

What type of apartments are available?

Hidden Village offers 1 and 2 bedroom floor plans. With three different options to choose from, ask your leasing specialist which floor plan may work best for you based on what you are looking for in your new apartment home.

How close is the community the UF campus?

We are about 1.5 miles from the campus, Shands Hospital and the VA Hospital.

When is rent due?

Rent is due on the 1st of each month; however, a grace period will be allowed until 11:59 pm of the 3rd of the month. Online rental payments through RentCafe can be automatically set up once the resident has moved in and the set up codes have been supplied to the resident from the office staff.

When is move-in day and how long is the lease agreement?

Lease agreements typically last 12 months. Move-in day will be on August 5, 2017. Move-out day is July 30, 2017.

Do you allow short-term leases?

Currently, the shortest term leases we offer are 6 months. However there will be a $50 premium charged per month on top of base rent.

What is your pet policy?

We are pet friendly with no breed restrictions up to 80 lbs. The pet fee will range from $250-$350, and pet rent will range from $25-45. Both pet fee and pet rent are dependent upon the age and weight of your pet.

Do you allowing subletting?

Subletting is allowed. The resident will be responsible for finding his/her own assignee. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork.

Can my child pick their roommate?

Our leases pertain to the entire apartment and not per bedroom. Therefore, residents pick their roommates, although a roommate is not necessary. Keep in mind that all persons on the lease are individually and jointly responsible for any damages to the apartment and the charges that may result thereafter.

Do you allow co-ed apartments?

Yes, co-ed apartments are allowed.

Do you allow non-students?

Yes, if a new resident does not attend school and meets all our approval criteria, he/she can also live at Hidden Village.

What if my child doesn’t get along with his/her new roommates?

We suggest that the roommates have a discussion of boundaries immediately after moving in, even if they have known them for a long time. This will help with establishing guidelines for living together. We ask that roommates attempt to talk about any issues within the household prior to contacting the leasing office. If they are unable to resolve, the leasing team may be able to assist with the outcome on a case-by-case basis.

Do I have to pay for parking?

No. Hidden Village offers open parking. Residents and their guests are allowed to park in any of the spots on property.
